Mortgage broker for foreigners in Spain
I help foreign buyers get better mortgage conditions in Spain than they would get going directly to the bank with clear explanations, realistic expectations and support until completion.
As an independent mortgage broker, I analyse your case, compare several options that actually work with non-residents and negotiate to improve rates, fees and linked products.
Your credit profile, ready for the banks
I analyse everything related to your credit profile and prepare it in such a way that it is attractive to banks and allows you to obtain favourable terms.
Access to several banks with one single contact
Instead of repeating your story bank by bank, I prepare your file once and take it to different Spanish banks that actually work well with foreign buyers.
Independent negotiation focused on your conditions
I negotiate directly with the banks to try to improve rates, fees, required linked products and, when possible, the percentage of financing. Always aligned with your interests, not with bank targets.
Guidance through paperwork and timings
I help you organise and understand all documentation, coordinate with the bank and the notary, and keep the process on track so your purchase doesn’t get stuck in Spanish bureaucracy.
Full support whether you are in Spain or abroad
If you’re buying from another country, I structure everything so you can advance remotely as much as possible and only travel when it really makes sense.

Mortgage broker to obtain your mortgage
Non-resident buying a second home
You live and work in another country, want a holiday home or lifestyle property in Spain, and need help dealing with lower financing percentages, different banking rules and all the Spanish paperwork.
First home buyers in Spain with foreign income
You’re moving to Spain or have recently arrived, your income is still abroad or partly abroad, and you need someone to show you which banks are open to your profile and how to structure a solid application.
Property investors looking for solid conditions
You’re buying one or several properties in Spain as an investment and want competitive terms, controlled costs (rates, fees, insurance, extras) and a clear strategy instead of wasting time jumping from bank to bank.
Antonio Lorenzo, mortgage and finance broker
I am Antonio Lorenzo, mortgage broker and registered real estate credit intermediary nº E682. For years, I have been helping hundreds of people obtain better mortgages, always acting independently and putting the interests of my clients first, not those of the banks.
I have appeared as a speaker in the national press, on Valencian radio and television, and I love to participate in the most interesting podcasts on the real estate and mortgage sector whenever I can.
More than 10,000 people follow my content on social media every day, which means I have to stay very close to the reality of the market and explain every financial decision clearly, judiciously and transparently.
If you decide to use me as your mortgage broker, you will be dealing directly with me and my team, not a call centre.
Frequently asked questions of residents and non-residents
Can I get a mortgage in Spain if I am not a resident?
Yes, you can. Most banks lend around 60-70% to non residents if your income, debts and paperwork are solid.
How much can I borrow as a foreign buyer in Spain?
Banks usually allow your total monthly debt, including the new Spanish mortgage, to be roughly 30-35% of your net income, so what you can borrow depends on both your salary and existing loans.
How much deposit do I need as a non resident?
You normally need at least 30-40% of the price as a deposit, plus around 10-13% in taxes and purchase costs.
Do I need to travel to Spain to arrange my mortgage?
You can start almost everything from your country; in many cases you only need to be in Spain for the notary and, sometimes, the valuation.
How long does it take to get a Spanish mortgage approved?
With a complete file and the right bank, approval usually takes between two and four weeks, and the whole process to completion often sits around six to eight weeks, but it depends completely on each case and of the property situation.
Are Spanish mortgage rates for non residents always higher?
They are often slightly higher than for residents, but with the right study and structure the difference can be much smaller than most buyers expect.
Which documents do banks in Spain ask non residents for?
They typically ask for passport, proof of income, recent bank statements, details of existing debts and, before completion, a Spanish tax number and Spanish bank account.
Why should I use an independent mortgage broker instead of going directly to a bank?
A bank only offers its own products, while we compare several banks for you, explain your real options as a foreign buyer and negotiate to improve conditions on your behalf.
